We assign a dedicated manager to every property, who will serve as your primary contact for all matters related to your property.
How do you respond to emergency calls from tenants?

How often will I receive payments from my property?
We process monthly ACH payments on the 15th, sending your earnings straight to your designated bank account.
What happens if a tenant damages the property?
Our thorough screening process reviews criminal background, credit history, eviction records, and employment history. Tenants who meet our high standards—typically those with strong credit and solid references—rarely cause damage beyond what the security deposit covers. In the uncommon event that damages exceed the deposit, the tenant will be billed. If payment is not received, we’ll escalate the matter to a collection agency.
How do you handle late rent payments from tenants?
Rent is due on the first of each month. If it remains unpaid by the fifth, we initiate a series of collection efforts, including phone calls, emails, and text messages every other day through the 15th. On the 16th, if rent is still unpaid, we issue a “72-hour notice” requiring payment or vacancy. Should the tenant fail to comply within that timeframe, we’ll notify you and proceed with filing for eviction. Our priority is to move through the eviction process quickly so we can replace the problem tenant with a more qualified one as soon as possible.
How do you manage tenant evictions?
We handle eviction filings for tenants who fail to meet their rental obligations. However, our thorough tenant screening process is designed to minimize the likelihood of such situations occurring.
Is a rental license required for my property?
To rent out your property, you must secure an up-to-date Rental License from the Philadelphia Department of Licenses and Inspections. This process requires a valid Commercial Activity License number and an active Philadelphia Tax Identification number. Additionally, each rental property must have its own individual Rental License.
How long will it take for Property Management Redefined, LLC's real estate partner to secure a tenant for my property?
Several factors influence the time it takes to rent a property, including the season, location, condition, and typical supply and demand fluctuations. Generally, it takes about four to eight weeks to find a tenant, though it may take longer during the winter months.
Our real estate partners use a variety of platforms to advertise, such as our website, open houses, MLS, online listings, and more. Once we receive notice from the current tenant and approval from the owner to re-rent, the property is listed as available.
